How To Have Your Say

 The Sevenoaks District Local Plan outlines how it will deliver 17,175 new homes plus other planning needs up to the year 2042. 

SDC is seeking the public’s views on this Plan before it goes to a public enquiry next year. There are two major developments that we believe will have a significant negative impact on Crockenhill.

A 28,000-seater WASPS stadium 
2,579 new homes at Pedham Place



You can give your views in two ways   

Method 1. Online. In detail. Copies of the Local Plan and all supporting documentation are available online at https://www.sevenoaks.gov.uk/emerginglocalplan    
 
•    From this page, click on the button ‘Take Our Online Survey’. 
•    At the bottom of the next page you click on ‘Comment on Sites’ to respond about the 2,579 new homes at Pedham Place (Policy ST1).  We have given some suggested planning reasons below.
•    When you have finished, go back and click on ‘Comment on Policies and Evidence Base Documents’ to respond about the WASPS stadium (Policy EM2).   We have given some suggested planning reasons below.
•    Please ensure that you complete both of these forms. 



Method 2.  Paper form. Quick and easy. We have pre-printed two forms for you (below). One to object to the WASPS stadium. One to object to the 2,579 homes at Pedham Place.  We urge everyone to object to both.

To ensure your objection is valid.
In box 2: Give some planning reasons for your objection. See suggestions below.
In box 5. You have to put your name, address, email and contact number.
You can leave the other boxes blank.

  • In person: Drop your forms into the parish council office behind the village hall (please do not use the post box for the village hall office).

The deadline for responses is 11th December 2025.

Suggested Objection Reasons

WASPS STADIUM (24,000 - 28,000 seater)


Here are 6 suggested objection reasons for the proposed WASPS stadium (enter these in Box 2 on the ‘WASPS Stadium’ form). You can use some or all of these and you can add your own.

1.    There will be a significant impact on local residents from the extra noise, traffic, flood-lighting and litter from concerts, sport and other major events.
2.    The loss of quality farmland and the impact on existing local farms.
3.    This area is a green lung between the village and the town of Swanley with several footpaths and bridleways that will be lost
4.    There is no need identified for the stadium as WASPS were liquidated in January 2025. The club has never played in this area, so has no following.
5.    Not sustainable as there are no public transport links. Swanley station is 2kms away.
6.    Junction 3 of the M25 is already at capacity and often gridlocked. 28,000 people visiting this site in one day will cause road safety concerns in our village. Air quality is already poor in this area. The extra traffic will make it worse.

 
PEDHAM PLACE (2,579 homes)

Here are 6 suggested objection reasons for 2,500 homes at Pedham Place (enter these in Box 2 on the Pedham Place form). You can use some or all of these and you can add your own.

1.    The site is in the Kent Downs National Landscape (AONB). This development does not meet the definition of being of ‘national importance’ that would permit housing to be built here.
2.    The site is on high land and would be highly visible from the Darent Valley. It would have a significant impact on the wider National Landscape area.
3.    Junction 3 of the M25 is at capacity and often gridlocked. It can not take extra traffic on this scale with no plans or funding for improvements.
4.    It does not meet the Local Plan’s objective of being sustainable development as there are no public transport links. Swanley station is 3kms away. Other service centres are even further.
5.    The local infrastructure such as schools, water, hospitals is already at capacity.
6.    People will access these homes through the local villages causing congestion and road safety concerns.
